The cottage is very comfortable and well appointed. It is set a few metres from a busy road and there is a lot of traffic noise especially in summer with windows open. Didnâ??t bother us as we sleep well but we were aware of it. The local pub is great.

Cottage was comfy, well equipped and bedrooms sumptuous. Cobwebs hanging from ceiling in green room. Filter in dishwasher full of muck, so we cleaned it. The hoover looked fine but poor suction. It was thickly clogged with hair,dirt and dust and we had to pick wads of it out. We washed the filter and container so clean now. I don't know how often the owners visit, but garden and hoover were poor. I would recommend with the proviso people understand the road noise, assuming the cleanliness and garden issues sorted. We cannot recommend this cottage highly enough! Beautifully presented, well equipped and finished to an exceptional standard, it has everything you need for a perfect stay. The house is spacious, comfortable, and tastefully decorated, providing plenty of room for our group of 6 and 2 dogs. The secure, enclosed garden was ideal for our dogs, and just across the road, The Crowne Inn offered delicious food in a welcoming setting. The location is fantastic, with easy access to Holkham beach and a lovely field next to the Village Hall where we could let our dogs run off-lead. Being next to the road meant some occasional traffic noise, but this did not take away from the overall enjoyment of our stay. Every detail has been thoughtfully considered, making it feel like a true home away from home. We had a wonderful Christmas stay and would not hesitate to book again!

Absolutely no complaints about the property, it was exceptionally clean, comfortable and equipped. In a great place to visit beaches, stately homes and other towns and places of interest. Only downside was the traffic noise, which became a problem at times.

Perfect house and location. 5* is not enough for this beautiful house. The garden was secure for a nosy chihuahua, who can find any gap. The Village pub was very welcoming, very dog friendly. Lots to do in the area, for any age. Plenty of places to eat, or shops to buy and cook. Wonderful deli across the main road. Would recommend to anyone. We were a family of 6 with loads of room.

A great house for our family get-together. Plenty of space on the ground floor with large bedrooms above and bathrooms for all!! Excellent location for exploring the wonderful beaches on the north coast or a walk around the Sandringham estate. The local pub is a 2 minute walk and serves great food.

A beautiful cottage so many things impressed us. The cottage was cosy and so comfortable - we were a party of 6 with two dogs. Everything was there that we needed - whoever owns this property has thought of every little detail and and its all to such a high standard! Honestly this is the type of property that I would love as my home and we wouldn't change a thing - (Apart from the weather!) we went in Feb lol - This was hands down the best cottage we have ever stayed at and we have stayed in a few :) - Book it trust me you will love it :)
