Large holiday cottages Sussex: which area suits your group?
Our large holiday homes sit in six pockets of the county, nearly all in West Sussex, either side of the Downs. Pick the area first, then the property.
- Family reunion or a big birthday: the Brooks near Pulborough
- A weekend on foot: Arundel
- A break by the sea: Worthing and Goring-by-Sea
- Hen party or nights out: Shoreham
- A quiet winter stay: Kirdford and Wisborough Green
The Brooks near Pulborough
This is where the biggest homes are, on the water meadows north of the South Downs. The Timber Store sleeps 18, Mill House on the Brooks takes 15 and House on the Brooks 14, that one nearer Ashington. It's made for reunions. There's space for a family holiday together under one roof, with walks from the door and views up to the ridge above Amberley.
Arundel
Regents House sits in the town itself, with five bedrooms for 12, so nobody drives to the castle, the cathedral or the tea rooms. See all our group holiday homes in Arundel.
Worthing and Goring-by-Sea
Both The Beach House (10) and Ocean View at Ocean Properties (9) have a hot tub and take pets, a short walk from the sea. Marine Villa at Goring sleeps 10 with a games room and an enclosed garden, so there's outdoor space for children. Worthing is calmer than Brighton, with a long, flat promenade for pushchairs and grandparents, and the city is 25 minutes away by train.
Shoreham, next to Brighton
Seaside Place sleeps 12 with a hot tub and an enclosed garden. It's our luxury pick. Friends on a hen party or a 40th celebration get the Lanes, the pier and the Royal Pavilion about 15 minutes away by train or taxi. Our Brighton group accommodation page lists the houses nearest the city.
Kirdford and Wisborough Green
Rumbolds Retreat at Rumbolds Farm and Park Cottage sleep 12 each, and Pound Cottage takes 10, in the rural West Sussex countryside of the Low Weald, and two have a wood burner. It's the pick for an autumn or winter trip, with the Petworth estate's deer park and antique shops about 15 minutes' drive.
Beckley, near Rye in East Sussex
Our only big East Sussex property is the Converted Barn for 14 in Beckley, with seven bedrooms, six bathrooms and a wood burner. Pets are welcome. Bodiam Castle is a few miles up the road and Rye's cobbled streets are about 15 minutes away.

Check the bedrooms as well as the sleeps figure. The Timber Store fits 18 into four bedrooms, so expect shared rooms that suit friends. In Beckley, 14 spread over seven, which is kinder to a three-generation family. For a smaller group, try our holiday cottages for 12.
Hot tubs, pets and booking tips
- Hot tubs: three luxury coastal homes have one. For more across the UK, see our group cottages with hot tubs.
- Pets: six of our 13 take them, including the Beckley barn and the Worthing pair. Our dog-friendly group cottages cover the rest of the UK.
- Seafront rules: from 1 May to 30 September dogs are banned from Worthing beach between Heene Road and Splash Point and from part of Goring (see Adur and Worthing beaches). Shoreham and Lancing have no restrictions.
- Prices: from around £143 a night, with a typical stay nearer £297. Pool the cost across ten or more and it beats hotel holiday accommodation.
Days out for a big group
- Arundel Castle: open from April to early November (Arundel Castle).
- The South Downs Way: walk up from Amberley station along the ridge (South Downs National Park).
- Goodwood: the estate's Festival of Speed runs 9 to 12 July 2026 and the Revival 18 to 20 September 2026, so book early for those weeks.
- Bodiam and Camber Sands: a moated castle in East Sussex, then Camber's sand dunes.
Getting there and when to go
- Trains: London Victoria to Arundel or Worthing takes about an hour and a half.
- Roads: the A27 jams on summer Saturdays around Arundel and Chichester.
- Arrival night: pool the shopping into one supermarket delivery so the kitchen is stocked.
- Nights out: pre-book taxis back from Brighton at weekends.
When to go
Summer is for the large holiday homes by the sea, but August and Goodwood weeks fill fast. Spring suits walkers. From October, the Kirdford wood burners come into their own.
