Lower Wadden Farmhouse And Annexe Reviews

A great set up which housed all our guests really well and gave plenty of different options for chill out in the evenings. Would have been great to have a larger teapot when catering for so many, although the number of general plates, glasses etc was great. We couldnt find a hairdryer as well? Was there one in the property somewhere?
Sandra
We, as a family, had a super weekend here in this lovely house with fantastic views of the countryside. Accommodation was just right for us all and so much space. A good centre for visiting Pecorama and the beach. The children enjoyed the games room and outside space with swings. . Everyone enjoyed the bonus of a hottub and hopefully we'll be back again. Thanks!
Malcolm
The property was spacious and clean, and well equipped. It was the perfect venue for our extended family of 11. The hot tub was a great attraction for the children and the surrounding countryside was exceptionally beautiful.
Jacqueline
Ideal for purpose, family gathering with lots of kids
The property is better in person than it looked in the photos. Big rooms, mostly comfy beds & really good supply of utensils, everything we needed and more. We had a great stay and would definitely recommend.
A lovely clean and spacious property in a beautiful setting. Joanna the landlord is also super helpful. Would thoroughly recommend this property
Michaela
Great holiday house and annex, really clean as described, the grounds are beautiful.
Barbara
This was a wonderful house for our family holiday. The space, comfort and quality and quantity of rooms and fittings made our stay relaxing and renewing. We loved being so far from the main road and enjoy the beautiful views across the landscape. We loved the hot tub, games room, play area everything. The Southleigh Country Fayre was a perfect afternoon out and the local towns and beaches were lovely. Thank you. We're hoping to come again.
Pamela
We loved our stay. Owners very helpful and property was fabulous. Location suited us perfectly with fabulous views and countryside walks. Hot tub a great success with all the family plus the games room very popular. Love to repeat our visit in the future.
Great stay, lovely cottage and facilities, loads of room for all the family, Great kitchen for all your catering needs, hot tub was great and play area for the kids was fab. One small issue the games room pool table was of poor quality, but the table tennis table was great.
Beautiful place . Thank you for a wonderful break. We have made some precious memories
Sheila
Very large comfortable well equipped house and annex with nice garden. Lovely country views. Really enjoyed the hot tub and kids liked the trampoline too. People frequently comment on the fact that the internet doesnt cover the whole house but this could easily be remedied by purchasing more WiFi extenders 8 each approx!
Great property for large groups every think you could think of and more beautiful views and great walks
Gillian
Excellent spacious property with stunning views, very well equipped. The games room and hot tub were a huge hit with children and adults alike. A good location for visiting many attractions. Ideal for a family get together.
Theresa
Overall a terific property great facilities, beautiful location although local roads a bit challenging at times! , great attention to details all round. It was perfect for our family get together for a special occasion. Highly recommended.
It was a beautiful place, pictures didnt do it justice. Everything you could need was there. The WiFi wasnt brilliant but that didnt matter. The highlight for my grown up daughters was to feed the chickens every morning and collect the eggs for breakfast and the turkeys got used to being fed and used to wait down by the door until they went out with the food. Thankyou to the owners it was a fabulous holiday and hope to return.
Our group of 7 adults and 4 children had a lovely stay at Lower Wadden Farm. The house and annexe are very comfortable and wellequipped, particularly the kitchen where there was a generous amount of crockery, cutlery, glassware and pans compared to other places we have stayed. The views from the front of the house over the valley were beautiful and we particularly enjoyed using the sun room for evening drinks. The kids loved feeding the chickens and collecting the fresh eggs! We didn't meet the owners but Jo was very helpful and forthcoming on the occasions that we spoke by phone. If I were to make any suggestions for improvement it would probably be that the main house could do with another shower cubicle, as there is only one walkin shower between five bedrooms the others are showers over baths but only one of these has a curtain so you can't really use the others for a proper shower. If that's not possible then the installation of shower curtains or screens on the other baths would help. Second small suggestion would be to provide towels for the hot tub I understand that the owners don't want their towels used for the beach, which is perfectly reasonable and we were happy to bring beach towels, but it's unusual not to have any provided for hot tub users. Be aware that the whilst the house is not isolated as such as there are several other properties on the farm it is a fair distance up some narrow lanes from the nearest village so you will certainly be reliant on cars for the duration of your trip. If you don't fancy cooking every night or driving a few miles to eat out, then we can recommend a takeaway from the fish & chip shop in Colyton, but put in a preorder in the afternoon if you are a big group!
A really good property that works well for a large group. Excellent standard. Great facilities.
Another fantastic stay at lower wadden. The farmhouse is well equipped and plenty of space for our group of 14 plus 2 dogs. Its a great base for exploring the Devon and Dorset area. Happy memories of meals together around the kitchen table, outdoor space and views and of course the hot tub.
As other reviewers have commented, a really great property with the lack of reliable internetmobile coverage the only downside for those not wanting a complete escape. The fact that I recently returned for a second stay despite this issue speaks volumes about the quality of the accommodation and the enjoyment we had staying here.
Alison
A superb holiday, the children loved it especially the buggy ride to and from the archery. Jamie was really good , very friendly and very helpful. We were really pleased with the amount of tea, coffee, toilet rolls etc that was left for us. We couldnt have asked for better and would highly recommend.
Lovely accommodation and rural setting. Good games room and facilities for family. Very clean and spacious house. It was a privilege to spend a week with our family at Lower Wadden.
The only downside was the lack of decent WiFi. One of our party had to leave early and return to Birmingham as he could not connect for a Zoom meeting. Not ideal on a family holiday during half term.
All my family aged from 8 to 76 years shared a week in Lower Wadden. All thoroughly enjoyed living in this large spacious house,in a beautiful rural location. The children loved feeding the chickens daily and visiting the horses and other animals. The hot tub was the favourite though with both children and adults. We all enjoyed walking the beaches at Branscombe, Seaton ,Lyme and Sidmouth. Every room had tv's but no connection to Internet to enable netflix or the like Very poor WiFi so not always able to make calls on mobiles,Not a problem for me personally I can live without it .Some however needed connections for work. All my family agreed they would love to come again to this charming area of Devon. Thanks. Diana Langford. 11th18th March 2022.
Brilliant time, in a well equipped, clean, warm and comfortable holiday house. No complaints whatsoever and would love to return. Only problems we encountered were today with Internet connection, but assume this might be down to location? Also some sharper cooking knives would be welcome several of us are either chefs or keen cooks.
Everything was exactly as we would have wished. Great kitting out of the house. Quiet, comfortable, lots of space, just a great place to spend a week getting away from it all.
Graeme
Fabulous place to stay
The farmhouse is just huge and was everything listed and so much more. Have never stayed in a holiday let that was so well equipped and well thought out for guests. We wanted for nothing! Had an amazing few days, lots to do within a short drive. Will definitely plan to return to explore the estate more. Will never forget those views!
Fabulous cottage. Well laid out, clean and had all facilities needed and equipment only slight negative was showers were a bit hit and miss with temperature and poor WiFi but when you go to a remote farm the WiFi should not be a priority anyway xxxx
Philip
Fabulous place would consider going back but the price for 2022 is way over the top. But thanks for the holiday.
The farm is in a beautiful location a little isolated but that was fine with us. Perfect for a large familygroup with plenty of space. Ideal for dogs and children with enclosed areas and a games area. We all loved the hot tub. The house was fully equipped with everything you could possibly need. Our only criticism is that there did not appear to be any arrangements for recycling everything went to landfill. However we did manage to find a recycling centre near Honiton which could be advertised in the excellent information pack provided. Thank you for n excellent holiday.
It was so well equipped and such a comfortable property. Enough items to keep the children amused. The animals being an added attraction, especially being able to feed the chicken and collect some eggs.
Great House, wonderful views. Tons of space and things to do.
Rashmi
This was a delightful farmhouse stay with the family. We enjoyed nice walks around the area seeing the ducks, alpacas, and cooking the fresh eggs from the chickens each morning. The house was lovely and warm with lots of space and areas to eat as a family. The bedrooms were spacious. We enjoyed utilising the electric barbeque especially as the weather was warm. The hot tub was easy to use and added to the experience. On a slight negative note, the WiFi was very slow and only worked in limited regions of the house. Additionally, the games' room was very tight, as well as being on a slight slope. The net on the table tennis table is broken it could do with a refurbishment. Otherwise we were very happy with our stay.
We had an amazing time theres so much room in the house and the annexe is really big, very clean and lots of cleaning equipment, toilet roll, hand wash if your staying for a weekend you wont need any of this. We ordered a food shop which was a great idea as your in the country side. Tescos is a couple of miles away. 9 of us stayed with a dog you do not feel cramped in. Hot tub is huge plenty of out door space to sit outside if you want to. The views are spectacular. Joanne is an amazing hostess. We would definitely stay again.
Stunning property with amazing views. Everything and more provided for a lovely family holiday with toddlers, teenagers and older family members.Annexe was added bonus as was hot tub which was top favourite by all.Weather could have been kinder at times but didnt deter this family.Felt very secure and away from the madding world. Would definitely recommend to larger family groups.

The house was fantastic, so clean, and had everything we could of possible needed, set in such a pretty surrounding, my daughter had come over from Australia first time in 7 years, so it was an extra special time for us all, we have already discussed that we will return, would thoroughly recommend this beautiful house and the owner was extremely helpful, many thanks the Bradley family
Savrin
This place was amazing my whole family enjoyed the week we stayed. The kids had the most fun with the farm animals and the peacock that visited us daily and let the kids fed it by hand. Getting fresh eggs for breakfast from the chickens was a great experience for the kids. This place had the most beautiful views. The house was bigger than I thought it was going to be which was a bonus. We will definitely be going again. Thank you Sykes cottages
Kathryn
Good access to different beaches and lovely location for walking. The actual property was great for children, hot tub, trampoline and feeding the chickens. The property and garden felt safe and secure and far away from urban life.
